2026 Homeownership Application FAQ
Sandusky County Habitat for Humanity provides an annual open enrollment period for our Homeownership Program. During the one month open enrollment period, interested applicants can complete their application via our online portal. Should an applicant prefer or need to complete an application in person, appointments are readily available to meet with staff at our office throughout the enrollment period. What is the income requirement?
Income eligibility is based upon household size. The maximum allowed based on household members is found in the chart below. Debt to income ratio is evaluated to ensure that adding a mortgage to the houeshold's monthly obligations doesn't create a burden.
How soon will I know if I'm selected?
Applications will be reviewed for completion throughout August. Once applications close on August 31, the homebuyer selection committee will schedule their initial review within two weeks. If at any point your application is determined not eligible, you will be notified via email. Should you be determined eligible you will move through the review process leading up to board approval during the board's regularly scheduled meeting on December 2, 2026.
Who makes the decision on approval?
Our homeowner selection committee comprised of board members and community members review all applications for eligibility. Pam Kensler, Executive Director, is our Qualified Loan Originator and ensures all lending standards are upheld. The full board makes final approval based on the selection committee recommendation.
What documentation will I need to provide?
Documentation is collected to verify eligibility. These can be submitted electronically as PDFs to save on printing. Our office can also scan your original documents to prevent any additional costs for making copies. The full list of required documents are found via the linked PDF. It is recommended that you gather documents ahead of completing your application so you can fill in all the required budget information.
Where will the next homes be built?
SCHFH is continually evaluating lots for future builds. Build plans are not yet finalized but it is anticipated that all 2027 builds will take place within Fremont city limits.
What costs will I have?
There is no cost to complete an application for our homeownership program. During the review process, information related to anticipated closing costs, first year's homeowner's insurance costs and other fees will be shared.

Deadline for completing applications for the 2026 enrollment period is 5:00 PM Mon. August 31, 2026.
You will be able to begin an application and return to it throughout the month of August. Once started a link will be sent to your email to access. Documents are required and must be submitted directly to the office or via email after completing the online application.
